Please give me some advice, Uncle Agony. Thanks!

Dear Uncle Agony,

I would like to seek your advice about rental issues. I am currently renting an apartment which has just been sold last week. I signed a two-year contract with my previous landlord ("Mr.N") September, 2010, which means the original contract was supposed to expire in August,2010. Mr.N has completed the legal transfer of the property last week and the new landlord is approaching me to continue the contract.

So I have two questions:

1) since I signed the original contract with Mr.N but not the property, and Mr.N seemed to give up his rights entitled by the original contract by not being the owner of the property any more, could I choose not to continue the contract with the new landlord?

2)Mr.N put a lot of his used luggage cases, baking oven and cups in our apartment when we moved in. He told me not to use or touch any of them, and I have not. After he sold the apartment last week, he told me he wants to come over to remove these things from the apartment. I am okay with the removal. But considering his lying history (he told me that all the furnitures were in good condition when I viewed the apt, but it turned out most of them were broken after I moved in), I am worried that he might claim that his things were broken by me during my stay and asked me to compensate for it? So what can I do if he play this lying card when he removes his things?

Dear friend,
Andy contract for the purchase and sale of property is normally subject to tenancy, i.e. the new purchaser will step into the shows of the seller / original owner, i.e. he will have to follow the tenancy agreement entered be armed with the same rights as the original owner under the tenancy agreement.
Your relationship with him will be governed by the original tenancy agreement. Basically you could not choose not to continue with the contract with the new landlord.
For his belongings you can also the new landlord to remove them. Since he is no longer your landlord you need not to oblige it. If the new landlord does not remove them you could issue a letter to him giving him an ultimatum to clear his stuff out before a dateline. Thereafter you could depose of this stuff as you deem fit.
