请问钟律师,如何防止房东在最后退房时恶意克扣押金?
很多房东在最后退还押金的时候,会故意挑你的毛病,说这个地方你弄脏了,那个地方你弄坏了,要克扣你的押金或者干脆拒绝退还押金。其实可能本来就是坏的,但是房客没法证明,而且一个房子你住这么长时间,变脏变旧是肯定的,这个时候他硬要因为这个克扣你的押金,真不知道该怎么办。对于还要在新加坡住n年的我来说,真是很头疼这个事情,遇到好房东还好,要是遇到道德品质比较恶劣的房东,就只能认倒霉。希望钟律师能给我们这些漂泊在外的学子,提供一个能够在这种时候保护自己合法权益的办法。谢谢!

The rental deposit for rented premises is not intended to be med to offset the last month(s) of rental. It is normally returned after any destination for damages to the premises after from usual wear and tear. In that sense it would be prudent to talk the action steps:
i take pictures of the premises when you possess of the premises so that comparison could be made;
ii alert damage or wear and tear to the landlord soonest possible during the duration of the tenancy so that the matter could be addressed at leisure and not to give the landlord an opportunity to squeeze you at the end of the tenancy.
iii ask for documentary evidence like invoice and receipt before agreeing to the deduction.
