求达人赐教关于房屋的一些问题。
先说一下目前的状况:
1. SC(30+)/PR(20+)组合
2. 现有2手租屋一套(购于2012年初,未拿CPF Housing Grant)
3. HDB loan
现在想研究一下是否可以BTO或者买EC。问题如下:
1. 根据HDB的规定,我们应该属于First-timer Applicants?
2. Loan Ceiling:如果我们可以在拿到新房钥匙的规定时间里卖出租屋(多久时间?),我们的情况是不是可以拿80%贷款?
(From HDB:You will not be subjected to the lower loan ceiling when you obtain another housing loan for the purchase of an HDB flat if you are able to provide the financial institution granting the loan a copy of the signed undertaking to HDB committing to complete the sale of your sole existing property within the period stipulated in the undertaking. )
3. 因为有一方小于30岁,我们的情况属不属于Staggered Down payment Scheme (SDS)?如果成立,首付的话(EC),应该准备5%+(3%-5400)+5%?
4. 如果我们可以买EC,什么时间可以开始买?又可以买什么时间的EC(TOP在2017年初?还是Legal completion date?)?
5. EC中的TOP,Legal completion date,和key collection date的区别?

试答一下,说实话新EC没做过
1.是的
2.买BTO或者resale,公民拿HDB贷款最高90%,反正拿HDB贷款要先做HLE的,所以买房前先去做HLE,问HDB最保险。很多情况HDB只接受屋主的询问。买EC就不用考虑了,不给拿HDB贷款。拿HDB贷款考虑的不是loan ceiling,那个反正HDB说了算。要考虑salary ceiling,能不能申请HDB贷款。

Housing Loan (if required)
You can choose to obtain an HDB loan or a bank loan to assist you in financing your purchase if required.
If your average gross monthly household income is more than $8,000 a month and buying a DBSS flat from DBSS projects launched for public sale after 30 Aug 2010 onwards, you will have to apply for a housing loan from banks.
For the purchase of EC, you need to obtain a bank loan.

4.买EC看你要买在哪里,预算多少,什么时候入住再选房子。
5.TOP:Temporary Occupation Permit,房子建好可以入住了,期房的话后面还有9到12个月的warranty period,房子有任何问题由开发商保修,过了这几个月买房的尾款才会过户给开发商。
