in fact, about 10%of HDB house sale @ valuation level or below.
and mean price is 20-25K above valuation. i think this figure are indicative. now seller has high expecation and buyer just sit and watch---tat's the fact.
when i saw today newspaper I was shocked, esp 10% sell below valuation level...
