既然出租，就要有心理准备承受房子折旧速度加快。对于一定要求不能损耗，必须
保养如新的部分，最好先就写进合同，避免日后因为个人卫生习惯的差异带来矛盾。
有些人觉得马桶一个月刷一次就ok了，有些人要求天天刷才是干净。个人卫生理念不同，挺容易出现像LZ这样的问题的。

这样的话，最好是写明：“整屋必须全部保养如新”。不然没写的部分，岂不是有人可以恣意破坏了？

I am pondering what I shall do when my tenant leaves next month.
For all my previous tenants we got on well without red faces but the most recent one, I had a
couple of arguments already with him. And I know too well how dirty the areas in the kitchen he is occupying are.
What shall I do to let the transfer go smoothly and secure landlord's rights, while not appear as rouge landlords like tenants usually portrait? I did hear hammer sound in that room once..
